Three ways to sell your New York property
The right route depends on your property, available time and priorities. Compare a proposed sale’s expected proceeds and responsibilities, as well as its price.
1. List with a real estate agent
A listing exposes your property to potential buyers through the marketing you agree on with your agent. Discuss the asking price, property preparation, showing access and negotiated fees. An offer’s financing, inspection and other conditions can affect whether and when it closes.
2. Sell the property yourself
With a sale by owner, you manage the advertising, inquiries, showings and negotiations yourself. Decide how much time you can give the process and which professionals you will need. Plan for marketing and closing expenses, and review any compensation or other charges you agree to pay.
3. Consider a cash buyer
A direct cash offer gives you a particular buyer’s proposed price and terms to evaluate. An investor’s offer can differ from a retail sale price because it accounts for condition, work needed, costs and expected return. Review the agreement, requested access, any conditions and the proposed closing date before accepting.
Compare these five details before deciding
- Expected proceeds: Ask for an itemized estimate after mortgage payoffs, liens, taxes and agreed sale costs.
- Preparation: Identify repairs, cleaning, staging or belongings that each arrangement requires you to handle.
- Timing: Separate marketing time from the period between signing and closing. Discuss any firm deadline at the start.
- Conditions: Understand financing, inspections, title review and other requirements in the proposed agreement.
- Occupancy: Agree on access, possession and arrangements for any tenants or belongings.
